Pete Mavoides
Pete Mavoides
President & Chief Executive Officer
Pete Mavoides Pete previously served as President and Chief Operating Officer at Spirit Realty Capital, Inc. from 2011 until 2015. During his time at Spirit, he helped transition the company from a privately-held $3.2 billion company to a publicly-traded $9.1 billion enterprise.

Prior to joining Spirit Realty Capital, Pete was the President and Chief Executive Officer of Sovereign Investment Company, a private equity firm that focused on investment opportunities relating to long-term single-tenant sale-leaseback opportunities.

Before Sovereign, Pete worked as an investment banker for five years, helping corporations monetize their real estate assets.

Pete graduated from the United States Military Academy (West Point), served as an officer in the army and received an M.B.A. from the University of Michigan.
Gregg Seibert

Executive Vice President & Chief Operating Officer
Gregg Seibert Gregg previously served as Executive Vice President and Chief Investment Officer at Spirit Realty Capital, Inc. He joined Spirit at the inception of the company, in September 2003, and was instrumental in establishing the company’s investment strategy, credit underwriting, closing procedures and asset/portfolio management, and led the company through all capital market debt offerings.

Prior to joining Spirit, Gregg worked for over nine years at Franchise Finance Corporation of America (FFCA). He served as the Senior Vice President of Underwriting and Research and Senior Vice President of Acquisitions until FFCA’s acquisition in August 2001 by GE Capital Corporation (GECC), where Gregg served as a Senior Vice President.

He previously served as a Vice President in the commercial real estate lending group of Bank of America and as an Investment Analyst with the Travelers Insurance Company.

Gregg received an M.B.A. and a B.S. in Finance from the University of Missouri.
Hillary P. Hai

Chief Financial Officer
Hillary P. Hai Hillary previously served as Vice President of Investments at Spirit Realty Capital, Inc., a $9.5 billion publicly-traded triple-net lease REIT. During her time at Spirit, Hillary originated, underwrote and closed over $1 billion in transactions.

In her previous roles, Hillary worked at Lowe Enterprises Investors, a real estate investment firm, and served as a Peace Corps volunteer in Thailand.

Hillary received an M.B.A. from the University of Michigan and a B.A. from the University of California in Los Angeles.

Senior Vice President & Head of Asset Management
AJ Peil Prior to joining Essential Properties, AJ served as the Senior Vice President and Head of Credit for Spirit Realty Capital, a $9.5 billion publicly-traded triple-net lease REIT. AJ also worked within the investment division sourcing and underwriting transactions in excess of $2.0 billion.

Before joining Spirit Realty Capital, AJ worked for the Arizona State Retirement System and Smith Barney as an equity analyst.

AJ graduated from Gonzaga University and is a CFA ® charterholder.
Chama Punlert

Senior Vice President & Head of Credit
Chama Punlert Prior to joining Essential Properties, Chama held a Director position at Spirit Realty Capital, Inc., a $9.5 billion publically-traded triple-net lease REIT, where she was responsible for sourcing and underwriting new opportunities.

Before Spirit Realty Capital, Inc., Chama previously held positions as an Associate at PCCP and Lowe Enterprises Investors where she performed market research, assisted with fundraising efforts, and reviewed performance returns.

Chama received an M.B.A. from NYU’s Stern School of Business and a B.S. from Cal Poly Pomona.
Daniel Donlan

Senior Vice President & Capital Markets
Daniel Donlan Dan previously served as Managing Director at Ladenburg Thalmann & Co. in New York where acted as the firm’s senior REIT analyst since 2013. Dan’s research coverage was mostly concentrated on the single-tenant net lease sector during his tenure.

Prior to joining Ladenburg Thalmann, Dan was a Vice President at Janney Capital Markets in Philadelphia, PA, where his coverage included a broad range of REIT sectors.

Before Janney, Mr. Donlan was an associate REIT analyst at BB&T Capital Markets in Richmond, VA. He began his career as a sales and leasing associate at Thalhimer Cushman & Wakefield in Richmond, VA.

Dan received a B.B.A. in Finance from the University of Notre Dame.

Tim Earnshaw Tim previously served in a variety of roles at AR Global, a sponsor and advisor of public, non-traded REITs, from 2014 until 2017. He most recently served as Assistant Vice President and Portfolio Controller for AR Global’s healthcare-focused REITs, where he had oversight responsibility for the accounting and external and internal reporting functions.

Prior to joining AR Global, Tim served in the audit and enterprise risk services practice at Deloitte & Touche, providing assurance and advisory services to a variety of public and private clients in the real estate, financial services and manufacturing industries.

Tim graduated from Pennsylvania State University with a B.S. in Accounting and is a Certified Public Accountant.
